What lease terms are offered?
Our lease terms run August (move in day varies) through July 31st. Short-term options are not currently available.
How does individual leasing work?
All of our leases are individual, by the bed space. This means that you are only responsible for your portion of rent and utilities and will not be liable for roommates or vacant bedrooms.
Do you offer roommate matching?
Yes! If you do not already have roommates in mind, we can help through our application process. We will use our roommate preference questionnaire to best match you with others who share similar interests and habits. You will receive their contact information shortly before move-in.
What is a guarantor?
A guarantor is a cosigner for the lease. This is beneficial for residents who do not currently meet income or credit requirements. Guarantors will not be listed on the lease documents as an occupant but are equally responsible for all terms and monetary obligations.
Guarantors are not always required and we can offer alternate approval options depending on the application status.
Is rent prorated?
Since we operate on rental installments, rent is not prorated. The installments do not represent a monthly amount and instead are the sum of the total amount owed divided between the months of your lease.
Do we need Renter’s insurance?
As a company, we require all residents have $100k liability coverage. Horizon offers an internal plan (RLIP) meeting this criteria for a low price of $13 per person per month. Personal content coverage is optional, but can be added (PCON) for an additional $5. For a total of only $18 per month, any necessary protection will be covered. If you choose to opt out of the internal plan, third-party plans must meet the minimum liability coverage requirement and be provided prior to move-in.
Is Republic on Main pet friendly?
We are friendly! There are pet policies in place to ensure that all residents and their furry friends can enjoy the community.
Is parking included?
Parking is not included in the rental price and is very limited on property. We have a gated parking lot that is available for residents who have a signed parking lease - but these spaces DO run out so don't delay on securing your home with parking.
Is maintenance offered?
One of our favorite things about our community is our maintenance team! They are available to assist if any problems arise within your home and always keep our grounds looking their best.
