You can list your preferred roommates and indicate apartment preferences on the roommate matching form during your application. Please note that specific requests are subject to availability and compatibility.
What is a guarantor?
A guarantor is a cosigner for the lease. This is beneficial for residents who do not currently meet income or credit requirements. Guarantors will not be listed on the lease documents as an occupant but are equally responsible for all terms and monetary obligations.
Guarantors are not always required and we can offer alternate approval options depending on the application status.
What lease terms are offered?
Our lease terms run August (move in day varies) through July 29th. Short-term options are not currently available.
What is a lease installment?
A lease installment is the fixed monthly rent payment for the duration of your lease. The total lease amount is divided into 12 equal installments, due on the 1st of each month. Rent is not prorated based on the date you move in.
How does individual leasing work?
All of our leases are individual, per bed space. You will be leasing a single bedroom with an attached bathroom, that has a shared common area (2-5 bedroom options). This means that you are only responsible for your portion of rent and utilities and will not be liable for roommates or vacant bedrooms.
What is an individual lease?
An individual lease, also known as a by-the-bedroom lease, means you are only responsible for your rent. Unlike joint leases, you are not liable for any unpaid rent your roommates owe.
Do you offer roommate matching?
Yes! If you do not already have roommates in mind, we can help through our application process. We will use our roommate preference questionnaire to best match you with others who share similar interests and habits. You will receive their contact information shortly before move-in.
Is rent prorated?
Since we operate on rental installments, rent is not prorated. The installments do not represent a monthly amount and instead are the sum of the total amount owed divided between the months of your lease.
Do we need Renter’s insurance?
Our company requires that all residents have $100k liability coverage. For your convenience, we offer a plan to fulfill this requirement. The cost for this plan is $17 per person per month (through 2026). You may waive this coverage if you already have liability insurance through another provider however, you must submit a copy of your policy for review so we can ensure it meets our property requirements. Opting out of plan coverage and submission of an alternative policy must be done within our portal https://portal.confirminsurance.com/s/.
We also offer Personal Contents Coverage (PCON) for $5.50 per person per month (through 2026). Though this is not mandatory, if you would like to waive this coverage you must opt out of the plan within our portal https://hra.confirminsurance.com/ppp-opt-out.
